• Create the interim budget, build out budget, and each subsequent annual budget.
• Strategic budget planning involves considering various factors such as staffing, number of lots, type of homes, number and type of amenities, vendor expenses, assessment rate, capital contribution, and more. Considering all these aspects, an effective budget plan can be created to ensure efficient financial management.
• Recommend appropriate HOA dues to maintain the aforementioned items throughout the buildout timeline, ensuring that the HOA remains financially stable and attracts potential home buyers by demonstrating the value of assessments compared to what is received.
• Prepare annual cash flow models during the development phase. This process is typically updated quarterly to ensure sufficient funding for operational expenses and enables developers to plan for future needs effectively.
• Monitor the complete setup of the Association’s operations before the first closings.
• Review all governing documents: Disclosure Statements, Cost Sharing Agreements, Bylaws, Association Plans, and Building Manuals to ensure community success based on our unparalleled track record with developers and developing communities.
• Facilitate and direct reserve studies to ensure the Association has adequate reserve funding
• Set up the community’s Tax ID
• Renew the annual Secretary of State control number to form and maintain the HOA corporation
• Handle all homeowner communication and calls with the help of our in-house Homeowner Service Center and the assigned Community Association Manager and administrative assistant for your community.
• Gather insurance quotes to ensure proper coverage
