Position Title:  

Carpentry Technician III - GMR

Position Purpose:

Perform carpentry/renovation tasks for Home Owners Associations and other GMR clients. This is a fast paced, full time position where attention to detail and our clients are the #1 priority. Above average communication, time management and customer service skills are essential. 

Key Responsibilities & Accountabilities:

  1. Perform finish carpentry and occasional rough carpentry tasks on residential properties and common areas.  This includes trim work, door and window installations, minor framing, drywall repair, siding installation and repair, etc.  Work is both inside and out in all facets of residential construction.

  2. Understand and utilize all types of flashing and their proper application.  This includes, step flashing, counter flashing, kick-out flashing, through-wall flashing, etc.   

  3. Analyze installation or material problems with building components and make needed repairs.

  4. Assist other maintenance technicians as needed.

  5. Meet with clients prior to work commencement, when needed.  

  6. Documents all work performed on work orders.

  7. Coordinates and participates in the completion of a job within bid hours and scope and specifications.

  8. Communicates progress and change orders, as applicable, to customer.

  9. Documents all work performed on change orders to include price, materials, and labor and obtains approval from customer.

  10. Ensures job site safety and follows all job site rules.

  11. Perform routine, ongoing and preventive maintenance tasks as assigned.

  12. Orders additional materials to complete job as needed.

  13. Analyzes completed project to ensure all work was performed, completed correctly, and customer satisfaction achieved.

  14. Completes time sheets on a daily basis and ensures daily submission to the Business Office. 

  15. Documents problems, delays, daily progress of job(s), subs used, labor used, materials purchased or returned, and weather days on the job log.

  16. Work without direct supervision.

 Position Requirements:

  1. Minimum high school diploma or equivalent, tech or trade school is a plus.  

  2. Be able to work independently and in a team environment.

  3. Stable job history, professional appearance.

  4. Exposure to weather elements (outside work is routine).

  5. Able to lift 70 pounds.

  6. Able to use ladders up to 40 feet, 60 feet with help.

  7. 10+ years of training in the field of carpentry.  Primary responsibly is in the field of finish carpentry but some rough carpentry experience is required. 

  8. New construction experience is a plus.

  9. Have a thorough understanding of proper building techniques.

  10. Able to use a smart phone.  Basic knowledge of computer/tablet function is also needed.  

  11. Able to plan daily schedule and communicate that schedule with GMR office, property manager, and clients.
